IT'S A SELLER'S MARKET!Mon, Dec 12th 2016 12:20 pm by Kellie England Statistics
Though 2016 is winding down; the Charleston real estate market is still going strong. The trouble is with an estimated 33 people moving here a day, we only have 3.5 months of inventory left before Charleston will be sold out! Hahaha...not to worry. With the new year approaching, we will see a new influx of homes hitting the market. However; until then, now is the perfect time for Seller's to get TOP $$$$ for their real estate. Less inventory means less competition from other Sellers in your neighborhood and MORE potential Buyers for your property.

REMINISCE NEIGHBORHOOD MARKET REPORTThu, Dec 1st 2016 2:15 pm by Kellie England Statistics
Today's home sale numbers show the Reminisce community is thriving. This market analysis confirms a 23% increase in pre-existing property sales over the neighborhood's numbers from 2013. Though there is still stiff competition from the new construction builder, CalAtlantic; the pre-existing inventory of homes appears to be a formidable and affordable alternative for Reminisce potential buyers. The average CalAltantic new construction sales price was $250,500 in 2016.
With CalAtlantic considering the third phase, you may be thinking, "Is now a good time to considering taking advantage of CalAtlantic's mass marketing of the neighborhood and capitalizing on finding a purchaser from the...

Loan Program for Matthew VictimsFri, Oct 14th 2016 4:00 pm by Kellie England Home Loan
Was your home affected by Hurricane Matthew? The President has designated much of our state as a disaster area. While much of the country moves on to current events and politics, thousands of people are left not knowing where they will live. Often during these times, home owners feel that their hands are tied when it comes to replacing their homes after flooding, fallen trees, etc.
There is, however, a program that may be worth looking into that I’d like to introduce to you. A 203(h) mortgage may be used to finance the reconstruction of the borrower’s current home or the purchase of another home elsewhere.
The FHA rules for 203(h) loans say, “Individuals are eligible for this program...

CHARLESTON, You Have To Stop Renting Immediately!Thu, Jun 23rd 2016 2:03 pm by Kellie England Real Estate
I remember it clearly. It was a sunny and muggy day, as many are when you live this far south and this close to the ocean. I sat in my leasing office in Mount Pleasant, SC. I had prepared for the day as much as possible the night before but I sat there anxious, nervously holding my 2 week notice. I was making the bold jump from Property Management to Residential sales. Though I was blindly jumping off the “faith” branch, I knew the strength of the market and that it was now or never.
I’m grateful I made the transition. I’m also grateful for the time I worked in property management because it has given me the knowledge to empower my clients. I’m happy to share my experiences with you now....

TUESDAY TIP!Tue, Mar 1st 2016 2:27 pm by Kellie England Helpful Tips
HELPFUL TIP: This article is great for all you PackRats and Hoarders.
I’m on a decluttering binge this year. It’s been triggered by a combination of factors:
- We moved from a house with heaps of storage into a house with next to no storage.
- I’m 32 weeks pregnant and those nesting hormones are kicking in. Why does this happen?! My theory is that subconsciously we know life is going to be chaos for a while after bub arrives, so we’re driven to do everything we can to get as organised as possible while we still have a bit of time on our side and two free hands.
- My “One Word” for this year is Organised. So it’s not the deepest and most meaningful word I’ve ever chosen, but it’s inspi...

Front Porch Holiday Decorating IdeasThu, Dec 3rd 2015 9:45 am by Kellie England Christmas
What is your plan for your front porch holiday decorations this year? Garland?...wreaths?...lights? Sometimes it is hard to know where to start. And sometimes it is hard to change up a theme you are use to using.
Maybe start with a color pallet that compliments the front of your home. If you have red brick exterior, your could play up the red with a brighter shade or use a contrasting color like green to balance it out. The green will provide a more earthy blend to the element of brick. If you have a wood or brown exterior, you may want to add more brilliant color to your exterior and accent the architecture of your home. The use of lights are a great way to emphasize the splendo...
